Code Compliance ProgramVoluntary residential code compliance is an inspection process used to determine if residential homes are in compliance with Village code prior to change in ownership. The purpose of the program is to:
- Maintain the health, safety, and welfare of the community
- Ensure the integrity and code compliance status of the housing stock
- Preserver the curb appeal and aesthetic standards of the Village
- Uphold property values in Bayside
Since 2006, the Village of Bayside has conducted over 700 residential code compliance inspections. To begin the code compliance process, start by filling out the . Application fees are assessed based on the square footage of your home and can range between $140-$280.
The Building Inspector will visit the home and inspect the exterior and interior of the home, as well as all electrical, plumbing, and HVAC items to ensure that the home is in compliance with Village Code. If no violations are found, the Certificate of Code Compliance will be issued, and the homeowners may proceed with the sale of the home.
If violations are identified, they must be corrected and re-inspected before the certificate will be issued. It’s important to remember that a code compliance inspection is not intended to replace the traditional home inspection process that is done by private home inspectors, but rather examines the health and safety issues as they relate to Village Code. What slows down the Code Compliance process?
- Applying for a Code Compliance after receiving an offer
- Need for Architectural Review Committee approval
- Not pulling permits- In 2014, 55% of Code Compliance inspections resulted in the discovery of work that had been completed without a building permit.
- High demand from March-June and August-October, leaving our building inspector with a large number of inspections to complete in a short time frame.
